Optima Property Management was built by people who have owned, leased and repaired rental property along the Wasatch Front. We manage the way we would want our own portfolio managed.
Our Story
Built out of frustration with the alternative
Optima started the way a lot of good service businesses do — someone got tired of being the customer. Statements that arrived a month late. Maintenance invoices with an unexplained mark-up. A manager who could not tell you why a unit had sat empty for six weeks.
Owning a rental in Utah should be one of the most reliable ways to build wealth in this state. Growth along the Wasatch Front is real, demand for well-kept homes is steady, and the fundamentals are sound. What breaks the math is bad management: avoidable vacancy, deferred maintenance that compounds, and residents who leave after eleven months because nobody returned their call.
So we built the company around the parts that were failing. Reporting you can audit. Screening that is written down and applied identically to everyone. Vendors who answer the phone. And a fee structure with nothing hiding in it.

We know what actually rents here
A finished basement in Sugar House and a finished basement in Herriman do not command the same premium. We price from real Wasatch Front comps — not a statewide average or a national algorithm.

Utah leasing has a rhythm: university turnover in Provo and Logan, spring relocations along the I-15 corridor, and a genuinely slow December. We time renewals and listings around it.
We know Utah law
The Utah Fit Premises Act, the three-day notice process, and the 30-day deposit return window all have specific requirements. Getting them wrong is expensive; we build the process around them.
We know the trades
Years of steady volume means our vendors show up, quote fairly, and take our calls in February. That relationship is worth more than any single line item on a management agreement.

Transparency by default
You see what we see. Every invoice is scanned and attached to its expense line, every statement is itemized, and our fee schedule is published — not negotiated case by case behind a curtain.
Tenants are customers too
Residents who are treated fairly renew their leases and take care of the property. Fast maintenance response and clear communication are not soft benefits — they are how we protect your asset.
Managed like an investment
We track days-on-market, renewal rate, maintenance spend per door and net operating income. If a number moves the wrong way, you hear it from us before you notice it yourself.
Preventative over reactive
Utah is hard on buildings — hot dry summers, freeze-thaw winters, hard water. Seasonal service on the things that fail here costs a fraction of the emergency call it prevents.
Owner Commitment
Your property, your decisions
We run the day-to-day. You keep control of everything that matters.
You set the spend limits
Nothing above your approval threshold gets authorised without a call. Below it, we fix the problem the day it is reported.
You approve the resident
We screen to a written standard and present qualified applicants with the full file. The final yes is yours.
You can leave
Month-to-month after the first year, with no exit penalty. We would rather earn the renewal than enforce a contract.
