A straightforward application process
No mystery, no moving goalposts. Here is exactly how we evaluate every application.

Tour the home
Schedule a showing online or request a self-guided tour. We confirm within one business day.
- 02
Submit your application
Every adult 18+ applies separately. Applications are reviewed in the order they are completed.
- 03
Screening & approval
We verify income, rental history, credit and background. Most decisions come back in 2–3 business days.
- 04
Sign and move in
Sign electronically, pay your deposit and first month, and pick up keys on your start date.
Rental qualification criteria
Applied consistently to every applicant, in accordance with federal and Utah Fair Housing law.
- Gross household income of at least 3× the monthly rent
- Minimum credit score of 620 (compensating factors considered)
- No evictions in the past five years
- Positive rental history and verifiable employment
- Valid government-issued photo ID for each adult applicant
- Application fee per adult applicant, non-refundable
